A practical handover checklist for anyone moving into a new house—buyers or renters. Use it during the final walkthrough to record meters, collect keys, confirm utilities, and document condition.

  1. Collect all property keys and access fobs from the agent or landlord — Include house, mailbox, shed, garage, and communal fobs.
  2. Confirm key handover and get a written or emailed receipt — Request a dated handover note for your records.
  3. Take and photograph meter readings for gas, electric, and water — Photo each meter showing reading, date and time.
  4. Record meter serial numbers and meter locations — Note meter IDs and where each meter is located.
  5. Send meter readings and photos to the outgoing supplier or landlord — Email or upload readings and keep a copy for your files.
  6. Set up or transfer utility accounts (gas, electric, water) into your name — Have supplier names, account numbers and move-in date ready.
  7. Book broadband and phone line activation or transfer — Check lead times and early termination fees before booking.
  8. Register for council tax with the local authority — Provide move-in date and property details to avoid fines.
  9. Notify banks, HMRC, DVLA, employer, insurers, and subscriptions of your new address — Prioritize banks and government bodies first.
  10. Arrange Royal Mail mail forwarding and update direct debits — Set forwarding for at least 3 months and update recurring payments.
  11. Complete the inventory and condition check; list any damage or missing items — Use a checklist and record obvious wear or faults.
  12. Photograph and timestamp all existing damage or issues — Capture wide and close-up shots for the inventory.
  13. Test heating, hot water, smoke alarms, and appliances; document faults — Run oven, hob, boiler and washer briefly and note any problems.
  14. Collect user manuals, warranties, spare keys, and appliance records left at the property — Ask the agent about any missing paperwork or warranties.
  15. Get contact details for the landlord, letting agent, and preferred contractors — Save phone and email for repairs and emergencies.
  16. Conduct a final walkthrough with the agent/landlord and obtain a signed handover note — Agree on any outstanding issues and note completion dates.
  17. Update your ID, driving licence, and register to vote at your new address — Do these within a few weeks of moving to stay compliant.
