  1. Collect and count all keys — Include front, back, mailbox, garage and any spare keys or remotes.

  9. Record electricity, gas, and water meter readings — Write down numbers and take photos with date visible.
  10. Register utilities and set billing details — Notify providers and confirm start dates to avoid misbilling.
  11. Check plumbing and run hot water — Turn on taps, flush toilets, inspect under sinks for leaks or drips.
  12. Test appliances and note faults — Run oven, stove, fridge, washer/dryer and log any issues or noises.
  13. Exchange emergency and contact details with landlord/agent — Confirm emergency repair process and best contact methods.
  14. Obtain and sign inventory and condition report — Ensure both parties sign and keep a dated copy for your records.
  15. Set up renter's insurance — Arrange basic contents and liability cover as soon as possible.
  16. Secure proof of tenancy and store documents — Scan or photo the lease, signed inventory, receipts, and store in cloud.
  17. Update your address and setup mail forwarding — Notify post, banks, employer, and subscriptions of your new address.
