Move in confidently: inspect, document, and set up utilities with this tenant checklist.

• Collect and count all keys

  Include front, back, mailbox, garage and any spare keys or remotes.

• Test all door and window locks

  Lock and unlock each door and window; note sticky or broken mechanisms.

• Check smoke and carbon monoxide detectors

  Press test buttons and note battery status and locations.

• Perform full inventory inspection

  Walk each room and inspect walls, floors, fixtures, and included items.

• Note existing damage room-by-room

  List scuffs, holes, stains with location and severity.

• List included furnishings and appliance condition

  Record what stays and its visible condition for the inventory report.

• Record serial numbers of major appliances

  Note fridge, oven, washer/dryer model or serial numbers if present.

• Take time-stamped photos of defects

  Photograph wide shots and close-ups; keep date-stamped files.

• Record electricity, gas, and water meter readings

  Write down numbers and take photos with date visible.

• Register utilities and set billing details

  Notify providers and confirm start dates to avoid misbilling.

• Check plumbing and run hot water

  Turn on taps, flush toilets, inspect under sinks for leaks or drips.

• Test appliances and note faults

  Run oven, stove, fridge, washer/dryer and log any issues or noises.

• Exchange emergency and contact details with landlord/agent

  Confirm emergency repair process and best contact methods.

• Obtain and sign inventory and condition report

  Ensure both parties sign and keep a dated copy for your records.

• Set up renter's insurance

  Arrange basic contents and liability cover as soon as possible.

• Secure proof of tenancy and store documents

  Scan or photo the lease, signed inventory, receipts, and store in cloud.

• Update your address and setup mail forwarding

  Notify post, banks, employer, and subscriptions of your new address.
